Located in the Casamicciola area, famous for its artisan workshops for the processing of Ischian ceramics, it has direct access to the seafront: with only 38 steps you will be on the beach and / or on the rocks where in summer there are numerous bathing establishments.The house rises from the walls of what was once the famous Pensione Morgera and still maintains its floor plan with three separate bedrooms and three bathrooms, a fully equipped kitchen, a garden with barbecue and a splendid terrace overlooking the sea.The house is completed by a driveway, with private parking that can accommodate up to a maximum of two (hidden) the immediate vicinity you will find bars, restaurants and grocery stores. RENTAL CONDITION: Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement; Internet wi-fi, water, building expenses and contract registration costs are included in the rental price; Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc...; RENTAL AGREEMENT: As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can't get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment. PAYMENTS: In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date: - the deposit, that we will give you back at the end of your stay within 30 business days after the check-outdate; - one-time initial and final cleaning fee (starting from €175) depending on the size of the flat. - for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €3,50 per person per night MINIMUM STAY MILAN ACCOMMODATION 60 nights minimum stay is required for the reservations with check- in between March 4th 2025 and April 15th 2025 included.
